New Shin-Osaka Redevelopment Momentum Builds Ahead of Maglev Era — 1,600-Capacity Venue Set for 2028.


Redevelopment around Shin-Osaka Station is accelerating after years of slower progress compared with other Shinkansen hubs, largely due to the complexity of coordinating many landowners. With the Chuo Shinkansen (maglev) planned to open in 2037 or later and a potential Hokuriku Shinkansen extension still under discussion, private developers and local governments are moving to reposition Shin-Osaka as a stronger gateway.

A major near-term project is Nomura Real Estate’s plan to open a new live-music venue, “BEAT PARK” (tentative name), on the east side of JR Shin-Osaka in March 2028. It will be the company’s first live-house business and is planned to hold about 1,600 people, located roughly a three-minute walk from the station—aimed at drawing visitors from across Kansai and nationwide.

On the planning side, the Shin-Osaka Station South Exit Area Town-Development Council (created in March 2024 by landowners and groups including JR West Real Estate Development) has been running pilot activities—such as pop-up shops and stage events—to test ways to increase foot traffic and shape redevelopment direction south of the station.

Public-sector policy is also aligning: Osaka Prefecture and Osaka City formulated an area development policy in June 2025, targeting the introduction of tourism and cultural facilities within a roughly 500-meter radius of Shin-Osaka to promote activity and exchanges. Shin-Osaka’s surroundings were designated an “Urgent Urban Renewal Development Area” in October 2022, providing national backing, with inbound demand growth adding momentum.

The strategy extends beyond Shin-Osaka itself. Osaka Prefecture and City are pursuing integrated development with the nearby Jūsō and Awaji areas. Transit projects reinforce the trend: the Naniwasuji Line is planned to open in 2031, and Hankyu is advancing plans for a new link connecting Shin-Osaka via Jūsō. Real-estate development is already visible around Jūsō, where a 39-story tower condominium (Geo Tower Osaka Jūsō) was completed in January 2026, and concepts exist to build a high-rise directly above Jūsō Station by around 2040. Around Awaji, redevelopment is being considered on part of the Kunijima Water Purification Plant site—about 12 hectares—as a future urban development project.
